The applicant has recently submitted new documents and the deadline for objections has been extended until 21 September 2023.  Even if you have already submitted an option, it is important that you do so again based on the revised planning documents.

Traffic
  • 96 HGV loading bays could generate 3000 truck movements PER DAY on the A508, A5 and A422


  • In addition: 87 HGV parking spaces, 847 parking spaces for cars, disabled parking, cycles and motorcycles will make congestion even worse


  • A new traffic lighted T junction is planned on the A508 - approx 300m from the existing A5 roundabout 


  • The Secretary of State for Transport has given go ahead to the M1 J15 Northampton Rail Freight Gateway to operate for an indeterminate time without a railhead! This will mean yet more trucks coming down the A508



Flooding
  • Massive loss of soakaway in a WNC Flood Zone leading to the risk of more flooding in Stony Stratford and downstream in Newport Pagnell



Pollution
  • Light, noise, and air pollution seriously affecting residents, some less than 40 metres away, who currently overlook green fields



Environment
  • Destruction of wildlife habitat. Potential river pollution



Country Park Bribe
  • A Country Park where there are already open fields! Issues – no one to manage it, nowhere for visitors to park, balancing ponds should be on the development side of the Buckingham Arm Canal



Employment
  • Logistics and warehousing recruitment is in crisis, with some of the highest numbers of vacancies ever seen


  • Investment in robots means warehouses can hold more products and process them faster than if relying on humans


  • Warehouse work is unskilled, poorly paid and insecure. Average annual staff turnover in the UK is 37% (3.6% for all UK industries.)
